CARBON MONOXIDE ALARMS – New Rules

Smoke and carbon monoxide alarm rules are changing from October 1, 2022.

The new rules will require Landlords to:-

a) a mandatory requirement to install carbon monoxide alarms in all rooms with a fixed combustion appliance (excluding gas cookers);

b) a mandatory requirement to install carbon monoxide alarms upon installation of any heating appliance (excluding gas cookers) through building regulations;

c)   repair or replace alarms once informed that they are faulty during a tenancy, and not simply at the beginning of a tenancy.

These changes extend the existing provisions from devices like wood-burning stoves and open fires to include gas heaters, gas fires and gas boilers, but excludes gas ovens and hobs.

Debbie Boyes of Fleur Lettings says “Having a great Letting Agent as part of your Professional Advisory Team is vitally important to avoid new requirements leaving Landlords exposed to falling foul of them.”
