1) The Right Rent

Using professional valuation systems, along with our up to date knowledge of the rental market, we are able to advise you on the best rent for both new marketing and reviews.

We are very aware that there is a balance between “too cheap” which reduces your yield and “too expensive” which increases the time the property stays empty, and a lack of choice of Tenants.

Our aim is to rent out your property for the right price, and so reduce void periods and find the best Tenants!

2) Building Your Portfolio

You may be a Landlord with an existing portfolio looking to expand it, or you may be a First Time Landlord looking to start the journey of building a portfolio… and we can help!

We would recommend that you begin by speaking to our sister company, Willowlace Ltd, about your financing options, and then we can help you choose good, rentable properties.

3) Saving You Time

Your time is valuable, so we can handle your property leaving you to get on with your busy life.


We will make sure that your Tenant has paid their rent, and if this is late we will keep you informed whilst we look to resolve the issue as quickly as possible.

You will receive a monthly Statement which can be for each property or across your portfolio.

At the end of the Tax Year, we will also produce an Annual Statement which you can use for your Tax Return.


For a small uplift in the cost of the works, we can arrange repairs and maintenance on your behalf.

If you have your own Contractors, we are happy for you to arrange repairs and maintenance yourself.   


You are legally obliged to lodge the Deposit in an approved Government Scheme.  

At the beginning of the Tenancy, we will lodge this for you, ensuring that all the correct documents are provided to the Tenants.  At the end of the Tenancy, we will arrange for this to be released to your Tenants subject to any necessary deductions.

4) Inventories & Check Out  Reports

You are required to have an Inventory before your Tenants move in.

For your additional protection we recommend a 3rd Party Inventory Clerk to perform both the Inventory and the Checkout Reports.

The Inventory, along with our Inspection Reports, allow us to track the condition of your property throughout the Tenancy.

The independent Inventory and Check Out Reports reassure all parties that any potential deduction from the Deposit are fair.   They will also support any deductions which may be required at the end of the Tenancy should a dispute arise.

5) Referencing

We carefully and thoroughly reference every Tenant! 

We carry out credit checks, a right to rent check, perform both an electronic identification and verification check  and request identity documents.

In addition, we obtain references from Employers/ Accountants/HMRC alongside relevant documentation to help us assess your future Tenants’  financial suitability.

Where relevant we obtain previous Landlord references.

We are looking for Tenants who are open and easy to deal with, and who have documentation which supports their Application.

and request a reference from their Landlord.

6) Inspections

We  strongly recommend that your properties are inspected every 4 months to ensure that maintenance issues are not allowed to develop into potentially costly problems!

These are performed by a member of the Fleur Team and you will receive a comprehensive report including photographs and recommendations after each inspection. 

7) Advice, Documentation & Legal

Fleur Lettings is proud to be a Member of UKALA, and through them we double check our advice to you, to ensure that we are up to date with Legislation and Documentation.

However, we are not Solicitors and there may be issues where we will recommend that you take independent legal advice.
